BOLIVIA, N.C. – Have questions or want to learn more about the recommended rezoning for the former Southport ETJ area? Community members are encouraged to come to an informal one-on-one information session Monday, Oct. 21 before the Board of Commissioners meeting that evening.

Planning staff will be available between 4 to 6 p.m. to address questions about the recommended rezoning and discuss what density levels and uses are allowed within each zoning designation. Staff will also have maps available to show the proposed zoning within the former Extraterritorial Planning Jurisdiction (ETJ). Community members can come at any time during the session time frame.

During the regular meeting at 6 p.m., the Board of Commissioners will hold a public hearing on Rezoning Case Z-898 Appeal Request to rezone the former Southport ETJ. The public is welcome to attend the meeting and may sign up to speak at the public hearing. Sign up on the public hearing sheet near the Chambers’ entrance before the meeting begins. The Board of Commissioners meeting will also be livestreamed via Zoom.

  • When: Monday, Oct. 21 from 4 to 6 p.m. (Takes place before the Board of Commissioners meeting at 6 p.m.)
  • Where: Hallway outside the Commissioners Chambers at the David R. Sandifer Administration Building, 30 Government Center Drive NE, Bolivia 28422

The North Carolina General Assembly relinquished Southport's ETJ effective July 1, 2024. The statute gave Brunswick County 60 days to apply County zoning to the ETJ area. The entire area encompasses 615 tax parcels and approximately 1,911.16 acres, and covers properties located to the north, east, and west between the City of Southport city limits and the Duke Energy Canal.

The Planning Board approved 612 parcels and tabled three parcels as part of Rezoning Case Z-898 during that Board’s regular meeting on Aug. 12; the three tabled parcels were approved by Planning Board at its Sept. 9 regular meeting.

The Rezoning Case Z-898 has been appealed to the Brunswick County Board of Commissioners for a de novo public hearing and the Board’s consideration, which will take place during the Oct. 21 meeting that begins at 6 p.m.

The rezoning designations recommended within the former Southport ETJ include: R-7500 (Medium Density Residential), R-6000 (High-Density Residential), SBR-6000 (High Density Site Built Residential), MR-3200 (Multifamily Residential), NC (Neighborhood Commercial), CLD (Commercial Low Density), CLDCZ (Commercial Low Density Conditional District), IG (Industrial General), RR (Rural Residential), and CP (Conservation and Protection).

Visit the County’s website for more information about the former Southport ETJ relinquishment. Community members with questions are encouraged to reach out to Brunswick County Planning at 910-253-2025.
