Under and by virtue of an Order of the District Court of Brunswick County, North Carolina, made and entered in the action entitled “County of Brunswick vs. Geraldine Lynn Sparkman,” the undersigned commissioner will on the 19th day of February, 2021, offer for sale and sell for cash, to the last and highest bidder at public auction, at the courthouse door in Brunswick County, North Carolina, in Bolivia at 12:00 noon the following described real property, lying and being in the State and County aforesaid, and more particularly described as follows:

BEING all of Tract # 1, consisting of approximately 1.39 acres more or less, as shown on a plat entitled “Survey for Deborah Rice, Tract 1, Charlie Dorsey Division, Northwest Township, Brunswick County, North Carolina, “ as the same appears in Map Cabinet 17, at Page 76, of the Brunswick County Registry, reference to which map is hereby made for a more particular description thereof.

Beginning at a point in the Northeast corner of Tract 1, as recorded at Map Cabinet 17, Page 76, for Debra Rice. Running thence South 75 degrees 30 minutes 0 seconds east 178 feet to an existing iron pipe in the Eastern line of Dorsey Lane, 45 feet private easement, thence South 28 degrees 0 minutes 0 seconds West 64.7 feet to an iron pipe in the center line of a small ditch. Thence South 30 degrees 18 minutes 20 seconds West 29.08 feet to an iron pipe. Thence South 1 degree 10 minutes 0 seconds East 91.14 feet to an iron pipe. Thence North 79 degrees 28 minutes 33 seconds West 102.24 feet being a chord with the radius of 55 degrees to an iron pipe in the centerline of Old Soil Road. Thence with the center line of Old Soil Road North 69 degrees 02 thence 20 seconds West 87.5 feet to an iron pipe at the Southeastern corner of Tract # 1. Thence North 14 degrees 30 minutes 0 seconds East 215.05 feet to the point of beginning, containing 0.75 acres plus or minus.
Together with and subject to the 45 feet easement of Dorsey Lane for the purpose of ingress and egress.

The sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. A deposit of 5 percent of the successful bid will be required.
