Under and by virtue of an Order of the District Court of Brunswick County, North Carolina, made and entered in the action entitled “County of Brunswick vs. Brianne Giannini McAnelly and Ryan P. McAnelly” the undersigned commissioner will on the 15th day of December, 2023, offer for sale and sell for cash, to the last and highest bidder at public auction, at the courthouse door in Brunswick County, North Carolina, in Bolivia at 12:00 noon, the following described real property, lying and being in the State and County aforesaid, and more particularly described as follows:
PARCEL # 210IA065:
BEING all of Lot 65, Phase I, Brunswick Plantation, according to a revised survey by James R. Tompkins, RLS, dated August 12, 1991, a copy of the plat, which is recorded in Map Cabinet W, Pages 9-11 of the Brunswick County Registry.
This conveyance is made SUBJECT to the Master Declaration and Development Plan for Brunswick Plantation as recorded in Book 839, Page 690 and the Amendment thereto recorded in Book 1341, Page 121, the Custom Homes Supplemental Declaration recorded in Book 839, Page 735 (which among other things, limits Impervious Coverage by structures and or paved surfaces to 9,000 square feet) and to the 10 feet Easement as shown on Map Cabinet W, Page 10 all of the Brunswick County Registry.
The sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. A deposit of 5 percent of the successful bid will be required.
