WHAT IS A REAPPRAISAL AND WHY HAVE ONE?
Reappraisal is a process in which all real estate values are assessed at their market value as of a specific date. The purpose of a Reappraisal is to provide equalization among all types of properties. North Carolina General Statutes require each county to conduct a Reappraisal at least once every eight years. Brunswick County conducts a Reappraisal every four years. The last Reappraisal was effective January 1, 2019.
WHEN IS THE NEXT REAPPRAISAL IN BRUNSWICK COUNTY?
The next County-wide reappraisal for Brunswick County is effective January 1, 2023.
WHAT IS MARKET VALUE?
Market value is defined as “the price estimated in terms of money at which the property would change hands between a willing and financially able buyer and a willing seller, neither being under any compulsion to buy or to sell and both having reasonable knowledge of all the uses to which the property is adapted and for which it is capable of being used.”
WHEN WILL I RECEIVE MY REAPPRAISAL NOTICE OF ASSESSED VALUE?
Unless there is a change to your property that affects it’s value, your next Reappraisal Notice won’t be until early 2023.
